Real Estate Regulatory Authority Registration Certificate
The mandatory legal registration certificate for real estate projects and agents in Karnataka, ensuring project compliance and buyer protection.
In Kannada: ರೇರಾ ಪ್ರಮಾಣಪತ್ರ·Also known as: RERA approval · RERA registration · rera number · K-RERA certificate · real estate regulatory authority certificate
How we know this: we retrieve the RERA Cert from Karnataka RERA for clients every working day, so the steps, failure modes and workarounds below are what the portal actually does — not a summary of its documentation.

The RERA Certificate (ರೇರಾ ಪ್ರಮಾಣಪತ್ರ) is the official registration document issued by the Karnataka Real Estate Regulatory Authority (K-RERA) to real estate developers and agents. Under the Real Estate (Regulation and Development) Act, 2016, any commercial or residential project in Karnataka that exceeds 500 square meters in land area or proposes to construct more than eight apartments must mandatorily be registered with K-RERA before any advertising, marketing, booking, or selling can commence. This certificate acts as a sovereign guarantee of regulatory oversight, confirming that the developer has submitted all required legal titles, approved building plans, financial declarations, and project timelines to the government. The certificate displays the unique RERA Registration Number, which must legally be printed on all promotional materials. For a homebuyer, this document is the primary shield against real estate fraud, project delays, and fund diversion, as it mandates the developer to keep 70% of buyer funds in a dedicated escrow account and holds them legally accountable to the declared possession date.
You must never invest in or book a new property without first verifying the RERA Certificate. Buying an unregistered property that qualifies for RERA registration is not only financially hazardous but also legally perilous, as such projects are operating illegally. The certificate ensures that the project has a clean title, valid municipal approvals (like BDA or BBMP sanctions), and a legally binding completion deadline. If the developer fails to deliver the property on the promised date mentioned during RERA registration, the RERA Act empowers the buyer to claim a full refund with interest or demand monthly compensation. Furthermore, without a valid RERA number, leading nationalized banks and reputed private financial institutions will outright reject your home loan application for the project. Verifying the certificate online also reveals the project's quarterly progress reports, litigation history, and the list of authorized real estate agents, giving you a transparent view of what you are actually buying into.
Step by step
Visit the official Karnataka RERA portal at rera.karnataka.gov.in.
Navigate to the 'Services' menu and select 'Project Status' or click on the 'Approved Projects' list on the homepage.
Use the search bar to enter the project name, developer name, or the specific RERA registration number provided by the builder.
Click on the project name in the search results to open the detailed project dashboard.
Navigate to the 'Certificates' or 'Downloads' section within the project dashboard to view the officially issued RERA Certificate.
Cross-verify the completion date and project details on the certificate against the builder's brochure and your sale agreement.

What goes wrong
Many developers aggressively market 'pre-launch' or 'soft-launch' projects before obtaining the RERA certificate. Investing at this stage is illegal and leaves you with zero protection under the RERA Act if the project is abandoned or denied approvals.
Do not blindly trust a RERA number printed on a brochure. Fraudulent builders sometimes print fake numbers or numbers belonging to their other approved projects. Always independently verify the number on the official K-RERA portal.
RERA registration applies to the specific phase of a project. A builder might have RERA approval for Phase 1 but illegally sell units in an unapproved Phase 2 using the same marketing collateral.
If a project is completed and has received an Occupancy Certificate (OC) prior to the implementation of RERA, it is exempt from registration. Ensure you verify the OC if the builder claims a RERA exemption.
Real estate agents must also be registered with RERA. Dealing with an unregistered broker for a RERA-registered project removes your legal recourse against the broker for misrepresentation or false promises.
Check the 'Extension' status. If the original completion date on the RERA certificate has passed, ensure the developer has officially applied for and received a legal extension from the Authority, otherwise the project is in default.
Fix errors fast
| Symptom on Karnataka RERA | How to fix it |
|---|---|
| Builder claims RERA is applied for but not approved | Do not pay any booking amount. The RERA Act explicitly prohibits marketing or accepting advances before the actual certificate is issued and a number is assigned. |
| RERA number on brochure shows different project online | This is a severe red flag indicating misrepresentation. Report the discrepancy to the K-RERA authority and halt all financial transactions with the developer. |
| Project shows as 'Lapsed' or 'Revoked' on the portal | A lapsed or revoked registration means the developer has failed to meet statutory deadlines or violated rules. Purchasing a unit here is highly risky; consult a property lawyer immediately. |
| Promised amenities not listed in RERA portal details | Only what is declared to RERA is legally binding. If a clubhouse or park is in the brochure but missing from the RERA filing, the builder is not legally obligated to provide it. |
| Cannot find the project on the K-RERA website | Ensure you are searching under the correct official project name, which might differ from the marketing name. Ask the builder for the exact registered name or PRM number. |
A RERA Certificate is a mandatory legal registration document issued by the Karnataka Real Estate Regulatory Authority to developers for projects exceeding 500 square meters or eight units. It certifies that the project has all required legal approvals, a clean title, and a fixed completion deadline, providing statutory protection to homebuyers against fraud and delays.
You can verify a RERA number by visiting the official Karnataka RERA website (rera.karnataka.gov.in). Go to the 'Approved Projects' section and search using the specific RERA Registration Number (starting with PRM/KA/RERA) provided by the builder. The portal will display the project's official certificate, timeline, and current status.
No, it is highly unsafe and legally risky to buy a property that requires RERA registration but does not have it. Unregistered projects operate illegally, meaning you have no protection under the RERA Act if the builder delays the project, absconds with your money, or fails to deliver promised amenities. Banks will also reject loan applications for such properties.
Under the RERA Act, a promoter advertising or selling units in an unregistered project can face severe penalties, which may extend up to 10% of the total estimated cost of the real estate project. Continued non-compliance can even lead to imprisonment.
While a RERA Certificate does not physically prevent a delay, it provides a strict legal framework for accountability. The certificate lists a binding completion date. If the developer fails to deliver the property by this date, the buyer has the legal right to demand a full refund with interest or claim monthly compensation for every month of delay.
