What goes wrong
Assuming a clear RTC means no disputes. An appeal might have just been filed in the AC Court, and the RTC hasn't been updated with a 'dispute' remark yet. Always run an independent RCCMS search by survey number.
Ignoring the hierarchy of courts. A seller might show you a favorable Tahsildar order, hiding the fact that the opposing party has already appealed and obtained a stay order in the higher Assistant Commissioner (AC) court.
Proceeding with a purchase while a PTCL (SC/ST granted land) case is pending. PTCL cases are highly sensitive, and if the court rules the original grant conditions were violated, the land reverts to the government, destroying your title entirely.
Misinterpreting a 'disposed' case. A case being closed doesn't mean the seller won. You must read the actual judgment to see if the court ruled in favor of the seller or the opposing party.
Searching only the current owner's name. Revenue cases are tied to the land. Search using the survey number to catch disputes involving previous owners that still affect the title.
