Understanding the Land Conversion Portal and Your Application Status
When you apply to convert agricultural land to non-agricultural (NA) use in Karnataka, the application is tracked on the state's Land Conversion portal. The tool above connects directly to that portal to retrieve your application's current stage. Knowing how to read the status and understanding what happens behind the scenes can save you significant time and anxiety while you wait for your final order.
The land conversion process involves multiple departments, including the Revenue Department, the Town Planning Authority (like BDA, BMRDA, or local planning authorities), and often the Survey Department. Each step in this process is reflected in the status you see. A pending request means it is still being evaluated by one of these departments. Often, applications spend the most time waiting for the Town Planning Authority's No Objection Certificate (NOC) and the surveyor's sketch confirming the land's extent and boundaries.
How Survey Numbers and Hissas Work
The portal indexes conversion requests by survey number. However, agricultural parcels in Karnataka are rarely just a single, whole survey number. They are often subdivided into multiple hissas (sub-divisions) among family members or buyers over the years. When you enter a survey number, the portal returns records matching that specific number, but it is highly specific to the surnoc and hissa.
A standard Karnataka survey format combines the main survey number, a surnoc (sub-survey number, often denoted by an asterisk * when absent), and a hissa. For example, a grid column on the portal might display 333/*/5. This means Survey 333, Surnoc *, Hissa 5.
Search by the base survey number only. The Land Conversion portal answers a survey-number search with every conversion request on that survey, one row per hissa — so a search for Survey 333 lists 333/*/2 and 333/*/5 side by side, each with its own request ID and status. That is why the checker above asks for nothing more than the survey number: the portal's search box takes the bare number, and the surnoc and hissa come back in the results. If your parcel was partitioned after you applied, look for the request under the hissa that existed at the time of filing.
What "Final Order" Means Versus a Pending Request
As your application progresses, you will see different statuses indicating its position in the review process. You might see statuses indicating the application is under scrutiny, awaiting an NOC, or with the Deputy Commissioner (DC) for final approval. These are all pending states.
During the pending phase, your application file moves physically or digitally between several desks. The Tahsildar verifies that the applicant is the legal owner as per the RTC. The Surveyor draws a sketch (the 11E or PT sheet) to confirm the land's dimensions match the revenue records and to highlight any government land (like B Kharab), roads, or high-tension lines crossing the property. The Town Planning Authority checks the proposed land use against the local master plan — you cannot get a commercial conversion in a purely residential zone, nor a residential conversion in an industrial or green belt zone. Only when every department issues a positive report does the file reach the Deputy Commissioner.
When the status indicates a final order (or an approved status), it means the Deputy Commissioner has officially approved the conversion. The final order is the conclusive legal document that officially changes the land use from agricultural to non-agricultural. It is only at this point that the conversion is complete.
A final order is not just a status update; it is a legally binding document that specifies the approved use (such as residential, commercial, or industrial), the exact extent of land converted, and the conditions of the conversion. Only after this final order is issued can you legally begin non-agricultural development on the property, apply for building plans, or register the property as an NA plot.
Why an Application Might Be Rejected or Delayed
Not all applications result in a final order. An application can be rejected if the land falls in a restricted zone (like a green belt or eco-sensitive zone), if there are disputes over ownership or pending court stays, or if the applicant fails to pay the required conversion fee (the conversion fine) within the stipulated time limit set in the provisional demand notice.
Delays frequently occur if the submitted documents are incomplete, if there is a mismatch between the RTC extent and the physical possession on the ground, or if the surveyor finds discrepancies during the site inspection. An unpaid conversion fee is the most common reason an application is stalled just inches before the final order is issued.
Getting Your Order Copy and Next Steps
Once the final order is issued, the portal generates the official NA order document. This document is required for all future transactions involving the land. The revenue department is also notified to update the land classification in the RTC from agricultural to non-agricultural. You can learn more about the NA order document here, including what it looks like and why it is critical for establishing clear title.
If your status above shows a final order, use the "Get this order copy" button next to your result. This will hand off your details to our document retrieval system, which will fetch the official, digitally signed order directly from the government portal. The retrieval is free and takes just a few minutes.
Frequently asked questions
- What is NA order status?
- NA order status is the current stage of your Non-Agricultural land conversion application on the Karnataka Land Conversion portal. It tells you whether your request is pending review, approved, or if the final conversion order has been issued.
- What does NA final order mean?
- An NA final order means your land has been successfully converted to non-agricultural use by the Deputy Commissioner. The final order is the legal document proving the conversion, and it allows you to use the land for residential, commercial, or industrial purposes.
- How can I check my land conversion status?
- You can check your land conversion status by entering your district, taluk, hobli, village, and survey number in the tool above. It connects directly to the Karnataka Land Conversion portal and retrieves any requests filed under that survey number.
- What happens when the land conversion order is issued?
- Once the land conversion order is issued, the status changes to indicate the final order. You can then obtain a copy of the NA order document. The RTC (Pahani) for the parcel will also be updated to reflect the non-agricultural status, and you can proceed with your planned development.
- How is NA conversion status updated?
- The NA conversion status is updated internally by revenue officials as your application moves through the approval process. The live status is reflected on the portal as soon as a decision is made or a new step is reached.
