How the amount is built up
- Take the higher of the agreed price and the Kaveri guidance value for the property.
- Apply the slab rate to it — 2 %, 3 % or 5 % depending on which band the value falls in.
- Add the surcharge, calculated on the duty: 2 % of it inside a city corporation, CMC or TMC; 3 % of it in a gram panchayat area.
- Add the cess, 10 % of the duty, everywhere in the state.
- Add the registration fee, 1 % of the value from step 1.
- Pay the total on Kaveri Online Services at pre-registration; the receipt is what the sub-registrar checks on the day.

Common questions
- What is the stamp duty on a sale deed in Karnataka?
- Under the Karnataka Stamp Act the duty on a sale is 5 % of the value for properties above ₹45 lakh, 3 % between ₹21 lakh and ₹45 lakh, and 2 % up to ₹20 lakh. A surcharge of 2 % (urban) or 3 % (gram panchayat) and a cess of 10 % are then charged on the duty itself, and the registration fee is a separate 1 % of the value.
- Is stamp duty charged on the sale price or the guidance value?
- On whichever is higher. If you buy below the guidance value published on Kaveri, duty is still charged on the guidance value. Check it first with the guidance value lookup.
- What is the effective rate including surcharge and cess?
- For a property above ₹45 lakh: 5 % duty + 0.10 % surcharge (2 % of 5 %) + 0.50 % cess (10 % of 5 %) = 5.60 % in a city or town, 5.65 % in a gram panchayat area, plus 1 % registration — about 6.6 % all in.
- Is there a lower stamp duty for women buyers in Karnataka?
- Karnataka does not have a general concession for female buyers on sale deeds the way some other states do. The slab rates apply regardless of the buyer.
- Where do I pay stamp duty and registration fee?
- On the Kaveri Online Services portal during pre-registration data entry, by e-stamping or online payment. The receipt is presented at the sub-registrar office on the day of registration.
- Do gift deeds and partition deeds pay the same duty?
- No. Gifts to family members, partition deeds, release deeds and mortgages each have their own, much lower, fixed or percentage rates. This calculator is for sale deeds only.
