An i-RTC is the digitally signed version of the Karnataka RTC (Pahani). The free RTC you can view on Bhoomi is for information; the i-RTC carries the Tahsildar's digital signature and a QR code, and is what a bank, a sub-registrar or a court accepts as the record of rights. It is issued through Bhoomi i-Wallet, the Revenue Department's prepaid wallet at rtc.karnataka.gov.in.

Step by step

How to download an i-RTC from Bhoomi i-Wallet

    Open rtc.karnataka.gov.in. Enter your mobile number and the OTP sent to it; a first-time user is registered by this step.

    Top up the i-Wallet with the online payment option. The balance stays in the wallet for later copies.

  3. 3

    Choose RTC, then select District, Taluk, Hobli and Village, and enter the Survey Number.

    Pick the Surnoc and Hissa exactly as they appear on your existing record — a wrong hissa produces a signed copy of someone else's parcel.

    Choose the period (current or a specific earlier year), confirm the fee, and download the PDF. Keep the file; the QR code is the proof of authenticity.

How to verify a signed RTC someone gave you

    Open the PDF and find the signature block and QR code on the final page.

    Scan the QR code with any phone camera; it resolves to the Bhoomi verification page for that document number.

    Compare the survey number, hissa, holder name and extent on the verification page with the printed copy. A mismatch or a "not found" means the copy was altered or is not from Bhoomi.

What the fields on an i-RTC mean

Column 9 — Owner / holderThe name the Revenue Department records as holding the land, with the extent held. Multiple holders appear as separate rows.
Column 10 — Nature of holdingHow the holder came to hold it: sale, inheritance, grant, partition. "Grant" or "PTCL" here changes what can legally be sold.
Column 11 — Encumbrances / other rightsMortgages, tenancy and government charges the Revenue Department knows about. Not the same as the Kaveri EC — a registered mortgage may be missing here and present there.
Kharab (A / B)Unassessed land inside the survey — A-kharab is cultivable waste, B-kharab is roads, nalas, tanks. Both are inside the extent but neither is yours to build on.
Digital signature and QRSigned by the Tahsildar's certificate at generation time. Valid as of that date; a bank may ask for a copy no older than 30 days.

What i-RTC cannot tell you

  • Prove there is no litigation. The i-RTC is the revenue record; court cases and injunctions are not on it.

  • Show registered mortgages reliably. For that, the Encumbrance Certificate from Kaveri is the record.

  • Cover a converted (NA) site. Once land is converted and a khata is issued, the current record is e-Swathu or e-Aasthi, not the RTC.

  • Replace the mutation extract. The RTC shows the present holder; the MR extract shows the order that put them there.

Frequently asked questions

What is the difference between RTC and i-RTC?

Same record, different legal standing. The RTC viewed free on Bhoomi is watermarked "for information". The i-RTC is digitally signed, QR-verifiable and accepted for registration, loans and court filings.

What is Bhoomi i-Wallet?

A prepaid balance on rtc.karnataka.gov.in that pays for signed documents. You log in with a mobile number, top up online, and each signed RTC or MR extract deducts its fee. There is no subscription.

How long is a signed RTC valid?

It is a true copy as of the date generated. There is no expiry on the document itself, but banks and sub-registrars commonly want one issued within the last 30 days, so get it close to when you need it.

Can I get an i-RTC for a previous year?

Yes. i-Wallet lets you choose the period. Old-year signed copies are how you show the chain of holders for a title opinion.

The wallet deducted the fee but the download failed. What now?

Log back in and open the transaction history; a generated document can be re-downloaded from there without paying again. If it never generated, the amount is reversed to the wallet by the portal.
