e-Aasthi (eaasthi.karnataka.gov.in) is the Directorate of Municipal Administration's property register for every city corporation, city municipal council and town panchayat in Karnataka outside Bengaluru; BBMP runs its own instance at bbmpeaasthi.karnataka.gov.in. The record it issues is the e-Khata — the electronic khata that has replaced the manual khata extract and certificate for registration, building plans and property tax.

Step by step

How to search a property and view its e-Khata on e-Aasthi

    Open eaasthi.karnataka.gov.in (or bbmpeaasthi.karnataka.gov.in for a Bengaluru property) and choose the citizen search.

    Select District, then the urban local body (city corporation, CMC, TMC or town panchayat), then the ward.

  3. 3

    Search by the property ID (PID / ePID) from a tax receipt, or by owner name or door number if you have no PID.

  4. 4

    Open the property. Check the owner, khata type (Form A or B), site measurements, the survey or layout it was formed from, and the assessment.

    Download the e-Khata PDF. Where the ULB has not yet issued the final e-Khata, the screen shows a draft; apply for the final with the sale deed, EC and tax receipt.

How to apply for a final e-Khata on BBMP e-Aasthi

    Log in to bbmpeaasthi.karnataka.gov.in with your mobile number and OTP.

  2. 2

    Find the property by PID or SAS application number; the draft e-Khata compiled from tax records opens.

  3. 3

    Upload the registered sale deed, the latest EC, the tax-paid receipt and a photograph and identity proof of the owner.

  4. 4

    Submit. The case officer verifies the documents against Kaveri and the tax register; track the application number on the dashboard.

  5. 5

    On approval, download the final e-Khata. It carries the ePID that the sub-registrar now checks at registration.

What the khata types and statuses mean

Form A khata (A-khata)Clear formation — converted land, approved layout, assessed. Registration and bank loans are routine.
Form B khata (B-khata)The property is taxed but its formation was irregular (unconverted land, unapproved layout). Registration is restricted and conversion to A is a separate process.
Draft e-KhataBBMP's starting record compiled from the tax database, not yet verified. Not accepted for registration.
Final e-KhataIssued after the owner's documents are verified. This is the khata a sub-registrar asks for.
PID / ePIDProperty identification number. PID is the tax identity; ePID is the e-Khata identity issued on the final khata.
Khata transfer pendingSale registered, application filed, verification not complete. Tax may still show the seller's name.

What e-Aasthi cannot tell you

  • Cover agricultural land or Gram Panchayat sites. Those are Bhoomi and e-Swathu respectively.

  • Prove ownership on its own. A khata is a tax and civic record; title comes from the registered deed and the EC.

  • Show pending litigation or a mortgage. The EC and a court search do that.

  • Turn a B-khata into an A-khata. That needs regularisation or conversion and a fresh application.

Frequently asked questions

What is the difference between e-Aasthi and BBMP e-Aasthi?

Same design, two systems. e-Aasthi serves every urban local body in Karnataka except Bengaluru; BBMP e-Aasthi is Bengaluru's own instance with the draft-then-final e-Khata process.

Is e-Khata the same as khata extract and khata certificate?

The e-Khata replaces both. It carries the extract details (owner, measurements, assessment) and serves as the certificate for registration.

Why does my property show as B-khata?

The land was not converted, the layout was not approved, or the building violated the plan when the khata was opened. The ULB taxes it under the B register until it is regularised.

Do I need a login to search e-Aasthi?

No for search and viewing. Yes (mobile OTP) for applying for a final e-Khata or a khata transfer.

Can Anashwar get my e-Khata?
